Work performedServiced the condenser, which was heavily blocked with dust, and cleared the obstructed drain line; confirmed normal operating temperatures afterwards.

What happened

Two problems, one visit. The condenser on this Sub-Zero 700-series was packed solid with dust — enough that the system could not reject heat properly. That is why the unit ran hot and cooled poorly: the compressor was working continuously against a coil that could not do its job.

Separately, the drain line had blocked, which is what put water in the refrigerator section. Clearing it and servicing the condenser addressed both the cause and the symptom in the same appointment.

This is the failure we point to when owners ask whether condenser maintenance is worth booking. A blocked coil does not announce itself — it quietly runs the compressor hotter and longer for years, and the sealed system is the part that eventually pays for it. See our condenser maintenance guide for what you can safely do between visits.
